Farm opportunity

We are looking for someone/couple/family who has a mobile tiny home to start an organic CSA (community shared agriculture). There is a fully functional house on the property which is an agricultural accessory building. It cannot be lived in. However it can be used for food preparation (there is a kitchen) and for other things such as classes (ie sauerkraut making lessons, etc.). It can be used to sell products from the property as well as other agricultural related items as long as the majority is from the property. The house is located on a beautiful road in the Niagara Region that people drive along looking for eggs for sale and even just for the scenery. The land for farming is not large (about 1 to 1.5 acres) and it is sloped in most areas. There is a forest with a steep slope behind it. There is a base for a hoop house 20x50 ft (there used to be one there many years ago for market gardening). We believe there is tremendous potential here. The land available certainly isn't conventional growing land (although we don't even want there to be conventional growing anyways), but there would be space to do a small CSA. However by far the greatest unique opportunity is the fully functional house on an attractive driving (and bicycling) road. We would like for the house to be used (for food making etc, not for living in) and for this reason we are looking for someone/couple/family who has the ability to cook and prepare foods and even to be able to teach lessons etc. We have spoken to two farmers who said we would sell out of everything that could be grown. We would love to find a great fit with a farmer and have a long term partnership. We live in a house on a different part of the property that has a separate driveway. There is a separate well that can be used for the farm water. The farm is not certified organic right now but we would like the growing practices to be organic with a goal of certifying in the future. The farmer(s) would be responsible for: - bringing their mobile tiny home to live in - the labour associated with the CSA - property maintenance including lawn mowing and driveway snow removal for both lawns and driveways on the property - installing a hoop house - installing structures for chickens We (the owners) would be responsible for the following" - costs associated with starting the CSA - cost of the hoop house - property tax - equipment for lawn maintenance and snow removal - website - costs associated with running the CSA (minus the electricity and food/jars etc purchased - see below) - a sign - marketing The electricity costs of the agricultural accessory building and the costs of making value added foods (ie foods purchased) would be taken from the revenue of the business. After these costs the remaining profits would be split with the farmer and us 50/50. (If the mobile tiny home is not off grid, the farmer would be responsible for paying for their own electricity until the business starts making money.)
